                                        BUYER'S ADVANTAGE PROGRAM

 A Buyer’s Broker is an Agent who represents the best interests of the Buyer.  Although all agents have a responsibility to be fair and honest with all parties to a transaction, it is in the best interest of a Buyer to have an Agent who will provide information that will help the Buyer to get their best deal, in price and terms for the property they wish to purchase.  Also a Buyer’s Broker has a fiduciary duty and loyalty to the Buyer not to divulge any information that the Buyer does not wish the seller to know.

 As we strive to understand changing markets in real estate currently we are in a period where the buyers have the advantage for getting the property on their terms.  That is what makes this time so exciting for Buyers because excellent values are available.  This is due to increased inventories, the mortgage crisis and the inventory of foreclosed homes, home sellers in pre-foreclosure, the tightening of the lending practices, and the combination of homes for sale in new home communities and re-sales giving the buyers an ample supply of properties to chose from.

 Many Agents charge a fee called a retainer for buyer broker services.  Although we do charge a retainer, we also reward our clients who sign up for our Buyer’s Broker Advantage Program.  This is how it works:

1. You pay on-line a $1,000.00 Buyer’s Broker Retainer.  This retainer is good for 1 year of the date you sign up.  When you close on the property that you purchase you get refunded the $1,000.00 retainer at settlement.

2. Not only will you get the $1,000.00 retainer refunded at closing on your property but we will also give you a buyer’s fee equal to 25% of the selling side of the commission we receive at Jerry Mueller Real Estate.

3. As an example of how huge the saving is let’s say you purchase a property for $300,000.00 and the selling commission received by Jerry Mueller Real Estate is 2.5%.  So our total commission would be $7,500.00.  Then of the $7,500.00 we will give you a Buyer’s Fee in the amount of 25% or $1,875.00.  What a huge savings for you.

5.
